Summary:
Responsible for the overall and general maintenance of the facility and grounds.
Essential Functions:
1.
Complies with HIPAA and OSHA regulatory requirements.
2.
Ensures preventative maintenance schedule.
Services equipment at regular intervals and replaces defective parts.
Coordinates contractor's work.
3.
Dismantles equipment with hand tools.
Replaces defective mechanical parts such as gears, bearings and electrical parts such as armatures and transformers.
4.
Alerts Director of Operation of any unsafe conditions and provides recommendations related to equipment acquisitions.
5.
Mounts cabinets, build shelving, paint and stain, repair floors, and minor plumbing repair as needed.
Makes minor repairs to furniture.
6.
Other duties as assigned.
Competencies:
1.
Knowledge of building maintenance concepts, plumbing and electrical wiring.
2.
Knowledge of facilities management practices.
3.
Knowledge of standard safety hazards and precautions to establish a safe work environment.
4.
Ability to recognize problems and recommend solutions.
5.
Ability to establish effective working relationships with staff and vendors.
6.
Ability to communicate clearly and effectively.
7.
General computer skills to include Microsoft office programs, energy management building systems and intellimeter management systems.
8.
Skill in using various hand tools.
9.
Skill in manual and finger dexterity.
10.
Skill in making spatial measurements.
Education and Work
Experience:
1.
High School Diploma or GED.
2.
Trade or vocational diploma with courses in blueprint reading, electricity, and HVAC.
Environmental/Working Conditions:
On-site work area environment inside and outside.
Frequent exposure to mechanical and electrical hazards.
Occasional evening or weekend work.
Works in conditions of heat, cold, wetness, dust, rain, snow.
Physical/Mental Demands:
Prolonged walking or standing, repeated stooping, squatting, stretching, climbing of ladders.
Requires eye-hand coordination in utilizing equipment and tools.
Frequent lifting and carrying materials up to 50 pounds.
